    • Hold public open houses on Saturday and Sunday for the first two weeks property is on the market

      • Advertise open house schedule online and in local paper

      • Request feedback and public opinion for property from guests

    • Hold Broker open (if applicable) with local area Board of Realtors caravan dates

    • Make property available to arrange for private showings whenever possible

  • Provide ongoing market feedback

    • Provide weekly metrics of all property clicks and property views across main online platforms.

    • Provide showing count and public/broker feedback of property

    • Continue to showcase your property

  • Negotiate Offers

    • Collect all offers and breakdown main terms over spreadsheet for comparison purposes

    • Verify all earnest money and down payment amounts against Proof of Funds

    • Verify all pre-approvals for correct loan amounts and current dates

      • Refer preferred Lender for cross-qualification on suspect pre-approvals

    • Advise on counter-offer strategies and finalize acceptance of main offer

    • Finalize acceptance of at least one back-up offer (if possible) for leverage against the main offer

  • Open Escrow & Navigate Transaction

    • Order Buyers' Earnest Money Deposit to be delivered to escrow within 3 business days

    • Order Preliminary title report

    • Order additional statutory disclosures (if applicable)

    • Facilitate entrance to property for purposes of any and all Buyer inspections

      • Assess Back-up Offerors' position on main Buyer's generated reports

    • Attempt to prevent (or in the very least, minimize) any Request for Repairs or secondary negotiations with regards to a price reduction or credit to Buyer

    • Help minimize your liabilities and exposure throughout the escrow process

    • Meet with Buyers' appraiser (if applicable) to supply comparables that will justify the sales price

    • Periodically check on Buyers' lender to make sure that they are on schedule to meet loan approval deadline

    • Obtain all contingency removals

  • Close of Escrow and beyond

    • Have escrow deliver closing package and documentation to you

    • Verify distribution of your disbursement funds

    • Arrange for delivery of keys to Buyers

    • Help set up transfer of utilities to Buyers
